How To Find Out Who Owns a Property

How To Find Out Who Owns a Property

While there are a number of ways that you can determine who owns a property, these are some of the most common and effective ways to do it:

1. Searching Public Records:

  • Get Information From The County Tax Assessor:

The county tax assessor will always know who owns a property, and this information is part of the property owner’s public record. Therefore, you’ll be able to access it. They will even be able to give you the identity of someone who owns a vacant lot.

While you may have to visit the tax assessor in person to view this information, some counties have an online search feature that allows you to view the information. In some cases, you’ll need to go to the library to find the information in your county’s records.

  • Look At Property Deeds:

All property deeds are recorded, and it’s possible to view the records at the county recorder’s office. You will need to visit the office in person though. The recorder’s office is usually in the county courthouse, but it can be located elsewhere as well. You can determine where the office is located by searching for it online.

Not only do deeds show you the current owner of a property, but they show you everyone who owned the property in the past as well. This is especially important if the property in question is foreclosed. The current owner of a foreclosed property is a bank rather than an individual.

  • Online Property Search Tools:

There are a number of privately owned reverse address search tools that allow you to search for the owner of a property online. While you have to pay to use some services, there are others that are free. A great example of a free tool that allows you to determine the owner of a property is Freebackgroundcheck.org. This tool allows you to get detailed information about the owner of a property.

  • Visit City Hall:

City halls often will be able to provide you with auditor materials. Some examples of these records include census and voting records. These records will list the property owner’s name. Similar information can be found at some libraries.

2. Talking To Neighbors:

  • Speak With The Nearest Neighbor:

Sometimes, neighbors will be willing to share a lot of information about the owner of a property. In other cases, they won’t be willing to share much about it or tell you who owns a house in the neighborhood. It’s best to begin asking a neighbor by simply asking if they know the person that owns the property next to them and be as friendly as possible. You don’t want to come across as nosy. This is especially true if you’re considering buying the property as your residence.

  • Talking With Neighbors To Get The Address:

The address of a property isn’t always clearly visible from the street. This is especially likely to be true if the property is within a multiplex. If this is the case, you’ll have to talk to one of the neighbors to get the address. This address can be used to search public records for the owner of a property. It also can be used to send a letter to the property owner’s residence to determine their identity.

3. Find A Professional Property Search Service:

There are three main types of professionals that you can use to find the owner of a property. These groups of professionals are real estate agents, title companies, and skip tracers.

  • Working With A Real Estate Agent:

If a house is for sale, you’ll be able to find the identity of the property owner by giving the real estate agent a call. Their number is listed on the for sale sign. The only time that a property for sale will not have the telephone number of a real estate agent listed is if the property is for sale by owner. However, the sign next to these properties generally lists the phone number of the current property owner.

If the property is not for sale, you still may be able to talk to a real estate agent to find the identity of the owner. Real estate agents that have experience selling properties in the area are especially likely to be familiar with the property owner. In addition, real estate agents have many professional connections. This will help them to find a property owner’s identity.

  • Working With A Title Company:

Title companies frequently perform searches for property owners. You’ll have to go through a title search company if you’re thinking about buying a property whether you use one to find the identity of the property owner or use another method to do so. It generally costs between 200-400 dollars for a title company to figure out the owner of a property.

  • Working With A Skip Tracer:

Skip tracers have access to a wide range of databases that the general public doesn’t. This means that they may be able to find the identity of a property owner that has suddenly abandoned their property.

How To Find Public Records

How To Find Public Records

You’re here because you are looking for public records on a person or place. Don’t worry I will tell you what a public record is and how to find them on almost anyone or anything.

1.) Public Record Databases

Public record databases such as FreeBackgroundCheck.org compile data from thousands of resources to provide users with a searchable database of public record information. You can find out if someone has a criminal history, check a person’s marital status, view recent addresses, find phone numbers, see if a person has filed for bankruptcy, find out when someone was born, find out why someone went to jail and much more. You can start a search for just a few dollars and conduct unlimited public record searches.

As you can see you can conduct a background check on anyone using public records. You can check public criminal records and court cases, view phone numbers, public arrest records, bankruptcies, if they are divorced and more. Below are a few more screenshots and searches you can do.

I did a quick public record search on a person and as you can see it pulled up a ton of results such as if the person is married, if they are a home owner, date of birth, occupation, phone number, address, email address, criminal history and much more. I just wanted to show you some of it.

public records search results

As you can see there are many different types of searches that you can do once you become a member for a few dollars. You can start your public record search here.

Pipl public record searches are pretty awesome too (just watch out for the advertisements). You can search for public records by name, username, email or phone.

I did a quick search for John Smith and Pipl came through and pulled up the results.

Now I’m going to click on one of the results just to give you an idea of what type of public records you can get.

You can see how old the person is, view a nice photo, see the person’s career, education, cities he’s lived in and people who they are associated with. If you want more in-depth information like FreeBackgroundCheck.org gives then you will have to pay. As you can see the personal info, online photos, social profiles, and contact info is “sponsored”. But not bad at all for a free public records search.

With Spydialer you can do a reverse phone check, email address lookup, address search and people lookup. The results are pretty basic and mostly lead to sponsored results but it does provide some useful results for free such as email, address, and phone searches. You won’t find any in-depth information but you can get basic results for free but you are limited to how many searches you can perform. Also, pretty cool feature is you can hear a person’s voicemail without having to call the phone yourself.

Search by phone, people, address or email. In this case, we’re going to search for people to give you an idea of what you’re working with.

So now you have to choose the person you’re searching for by a basic location. So if you have more than one person with the same name in the city you’re searching for then this is going to be a lot harder to figure out. So now I clicked on one of the results and I’m then led to some sponsored results on the side (I cut the ads out on this screenshot) and then a basic address, some possible relatives and a link to spydial the phone number.

Now I clicked to spydial the phone number and I get to hear the person’s voicemail. Pretty cool.

2.) Government Resources

All in all the people search is pretty useless. However their phone number search, email and address search are much more worthy of your time.

PACER allows anyone with an account to search and locate appellate, district, and bankruptcy court case and docket information using PACER Case Locator.

Great resource provided by the United States government to research your ancestors. Many different public records are available to search.

American businesses depend on this government data to optimize their operations, improve their marketing, and develop new products and services. Federal Open Data also helps guide business investment, foster innovation, improve employment opportunities, and spur economic growth.

The Freedom of Information Act (FOIA) is a law that gives you the right to access information from the federal government. It is often described as the law that keeps citizens in the know about their government.

USAspending.gov is the publicly accessible, searchable website mandated by the Federal Funding Accountability and Transparency Act of 2006 to give the American public access to information on how their tax dollars are spent.

The Census Bureau’s National Processing Center (NPC) in Jeffersonville, IN, maintains copies of the 1910 to 2010 census records. Records from the censuses of population and housing are publicly accessible 72 years after each decennial census’ “Census Day.” The most recent publicly available census records are from the 1940 census, released April 2, 2012.

The Vault is our new FOIA Library, containing 6,700 documents and other media that have been scanned from paper into digital copies so you can read them in the comfort of your home or office. Included here are many new FBI files that have been released to the public but never added to this website; dozens of records previously posted on our site but removed as requests diminished; files from our previous FOIA Library, and new, previously unreleased files.

  • Local City & County Government Websites

Your local city and county government websites usually will have links and resources for the public to access records such as property records, marriage records, arrests, warrants, sex offenders, deaths, unclaimed property and more. It’s easy to do a Google search for these type of websites. Just type in your city or county and type in the type of records you’re looking for after that. You will then be shown a list of your local resources that are available.

You have a few ways that you can find a person’s address and where they are currently living.

1.) Public Record Databases

You can find out where someone is living at by visiting FreeBackgroundCheck.org and typing in the information you have. If you have their name then search for their address by name, if you have a cell phone number then you can also find out where they live by their phone number.

Start with the information you have and visit FreeBackgroundCheck.org

Accessing public record databases to find out where someone lives at is one of the best ways.

2.) Find a Person’s Address by IP

Here is a video of a pretty sneaky but legit way to find out where someone lives by their IP address. There are also many other reverse ip address lookup sites that will help show a general location of a person but that video that I linked to will give you an exact location most of the time.

Reverse Address Lookup

Reverse Address Lookup

So you want to find out who the owner of a property is don’t worry you can conduct a totally free reverse address lookup online right now. Whether the property is residential or commercial you can find out who owns a property by doing a simple Google search. So if you have questions like “Who lived at this address?” “How can I do a property search by someone’s name?” “How can I find the history of my house address?” We can help you answer these questions.

1.) Local Assessor Offices

Bam! All these properties must pay property taxes, so when you conduct a local property assessor search you can find the assessors office and search by parcel number and or address to find out who the deeded owner of the property is.

So, for instance, say I want to find the owner of a property in Marion County Indiana. I could do a search in Google for “Marion County Indiana Property Assessors” “Marion County Property Records Assessors Office” or “Marion County Indiana Assessors Office”

property assessors office

Doing this search will provide me with the Government office that handles property taxes but what I really want to know is…. who the owner of the property is.

Once I click on the Assessor office page I will get something like this…

But what I want is the property records to show ownership of a property I want to know about. Typically I can find these records by clicking “Tax Information” “Property Record Cards” “Property Tax Information” “Property Records” if you have trouble just give them a call and I’m sure they can point you in the right direction. In our example, the property records are under “Property Record Cards”.

Once I click “Property Record Cards” I will be shown a page like this.

property search

As you can see I can search by parcel number, by the owner’s name, and by the address. This is a sure fire way to do a reverse address lookup without paying a dime. All you have to do is find the property assessors office page and gain access to their property tax records search.

2.) WhitePages Reverse Address Lookup

whitepages reverse address

Sometimes you just need to quickly find out who lives at a residence and you can easily do that with the Whitepages address lookup tool. The Whitepages has a huge database of property owners and people who live at an address and you can look them up for free. They do have up to date information on property ownership so it’s worth a shot. Not every time you’ll get a hit and sometimes they will show you ads but for the most part, you can do an address lookup for free using the Whitepages.

3.) Addresses.com

addresses reverse address search

Addresses.com reverse address lookup is basically the same as the Whitepages address search but a bit of a different layout when you search that I feel is more user-friendly. Either way, it’s definitely a totally free address lookup.
